Restore the roof you have. Skip the tear-off.
A coating system goes on over the roof that is already up there — no dumpsters, no closed floors, and a white reflective surface when it is done.

Answer a few questions and mark the drains, units and trouble spots on an illustrative 3D building. A SESCO rep recommends the system, and a preferred contractor in your area follows up with the install quote.

Set the pitch and drop pins on drains, units and known leaks. The module writes the roof up for the rep and the preferred contractor.

What a coating system changes.
- Cost
No tear-off
The old roof stays. No demolition crew, no dumpsters, no landfill fees, and no new insulation unless a wet section has to come out.
- Operations
The building stays open
Crews work from the roof. Tenants, classes and shifts carry on below — the way an occupied-building restoration should run.
- Energy
A white, reflective surface
White coatings reflect summer sun the way a dark membrane cannot, so the roof and the space under it run cooler.
- Lifecycle
Renewable, not disposable
When the coating has worn, the roof is cleaned and recoated instead of replaced.
Most sound roofs are.
Coatings restore roofs that are worn, not failed. Two tests decide it: a moisture scan for wet insulation and an adhesion pull test on the surface. The signs below are what a candidate looks like from the ground.
- Seams or laps that leak
- Water that ponds after rain
- Chalking, cracking or a surface that looks tired
- Rust on a metal roof
- A membrane past its warranty but still attached

What owners ask first.
Will the building stay open?
Yes. The coating goes on over the roof that is already there, so there is no tear-off, no dumpsters and no open deck. Crews work from the roof; tenants, classes and shifts carry on below.
Is my roof a candidate?
Most sound TPO, PVC, EPDM, metal, spray foam and modified bitumen roofs are. Two things rule it out: saturated insulation and a failed deck. A moisture scan and an adhesion pull test tell us which, and wet sections are replaced before coating.
Who does the work?
A preferred contractor — a roofing company that installs SESCO systems to the data sheet and keeps the job file. Once SESCO has your roof profile, one in your area gets the file and quotes the install. You decide whether to proceed.
What does it cost?
It depends on the roof, so there is no per-square price to publish. Tell us about the roof and a SESCO rep recommends the system; the contractor quotes the install.
